It is the first question every homeowner asks, and rightly so: "How much will it cost to plaster my room?"
If you search online, you will find dozens of websites offering generic "price per square metre" calculators. These tools are tempting. They promise a quick answer. But in the real world of South Shropshire property—where we deal with everything from 1700s cottages to 1970s semis and modern new builds—those calculators are often dangerously misleading.
At Abode Plastering, I do not offer fixed "menu pricing" for standard work. I provide Estimates.
There is a big difference. A fixed price without seeing the job usually includes a heavy "risk buffer" to cover the tradesman’s back. An Estimate, however, is an honest, calculated assessment of exactly what your specific room needs.
This is the biggest variable. Are we skimming over clean, sound plasterboard? Or are we dealing with old, "blown" plaster that sounds hollow when tapped?
The Scenario: Often, a client hopes for a simple skim, but if the underlying plaster has detached from the brick (as shown in the photo), skimming over it is a waste of money—it will just crack and fall off.
The Cost: If we need to hack off old material or board over a damaged ceiling, the labour time increases. This is why we need to see photos before we quote.
Access: Can we get our tools and mixing buckets into the room easily?
Protection: A "cheap" quote often ignores the logistics. My estimate covers the full Abode Protection Standard, ensuring your carpets and floors are shielded with heavy-duty tarpaulins.
Your Role: You can actively influence the cost here. By preparing the room yourself, you reduce the labour time required on site. (Read our guide: The 6-Step Prep Checklist).
It is easy to find a cheaper price. There is always someone willing to do it for less cash in hand. But in plastering, a "cheap" quote often has hidden costs that you pay for later.
When a quote is surprisingly low, ask yourself what has been cut:
Are they using professional-grade bonding agents, or watered-down PVA?
Does the price include floor protection, or will your carpets be at risk?
Will they bag up the rubbish and take it away, or leave it on your driveway?
At Abode Plastering, we believe in transparency. We might not be the cheapest option on paper, but our estimate is comprehensive.
There is one specific time when I do offer a fixed price.
For small, urgent repairs—like a patch following a leak, or a small area of electrical chase work—we offer our Priority Fridays service.
Because the scope of these small jobs is predictable (typically half a day or less), we offer this at a Fixed Fee of £230 (inc. VAT) to save time on site visits.
